Valuation

Business unit focused on estimating the value of all types of assets and liabilities for different uses. It includes all the definitions of value of the International Valuation Standard Council, included in the RICS Red Book, such as Market Value, Income Value, Fair Value, among others. We carry out valuations of real estate, industrial, enterprises and businesses, trademark, patent, software and technology, among others.
Our main objective is to provide our clients with support in decision making.

VALUATION FOR INSURANCE
Typically focused on buildings, installations, machinery and other tangible assets, this service offers the possibility of having accurate and updated information on insurable assets in the event of a loss. In this way, “underinsurance” with the financial risks that it implies, and “overinsurance”, with the additional cost in premiums that it entails, are avoided.
What does it include?
- Inventory of assets to be insured.
- Market and acquisition value analysis (accounting).
- Detailed valuation report.
Main benefits:
- Optimize insurance premium costs.
- Confirm that the insured amount is sufficient in the event of a claim, avoiding potential additional financial outlays.
- Obtain information on the replacement value of assets for decision-making (new investments, replacements, etc.).

VALUATION FOR SALE
When buying or selling an asset, whether tangible or intangible, it is essential to know the market situation in order to avoid potential losses or false expectations at the beginning of the process. Therefore, based on our work, the client can have the peace of mind of knowing how the reality of the market impacts the value of their asset and what would be a reasonable price expectation in a purchase and sale transaction. We work on real estate, machinery, companies, brands, patents, computer applications and all types of assets.
What does it include?
- Inspection of the asset (tangible assets only).
- Analysis of the condition of the asset and the market.
- Detailed valuation report.
Main benefits:
- Boost revenue (seller) or minimize costs (buyer).
- Avoid false expectations.
- Maintain a valuable position in a negotiation.

VALUATION FOR TRANSACTIONAL SUPPORT
In some situations, valuation is very important for supporting possible tax, accounting or other audits. Related party transactions, corporate restructuring, inheritance distribution, tax settlements and accounting adjustments (e.g. impairments) are some of the cases in which it is critical to have support for the transaction value. The value may relate to the transfer of the asset, its transfer for use or any other form of exchange of rights and obligations. Thus, the valuation may be oriented to Fair Value, Income Value, or another value basis appropriate to the case.
What does it include?
- Analysis of the purpose and legal and tax framework of the transaction.
- Identification of assets and analysis of the particularities of the transaction.
- Detailed valuation report.
Main benefits:
- Ensure compliance with legal and tax regulations, avoiding potential sanctions.
- Provide legal security to transactions.

VALUATION FOR INCOME ESTIMATION
When the use of an asset is transferred but not its ownership, it is equally important to determine the value of that transfer. From simpler operations, such as the rental of a property, to more complex cases, such as a long-term port concession with reversion upon completion, among other examples, this service focuses on estimating the value of that transaction, considering market, regulatory and tax factors.
What does it include?
- Analysis of the purpose and legal and tax framework of the transaction.
- Identification of assets and analysis of the particularities of the transaction.
- Detailed valuation report.
Main benefits:
- Setting a transaction value.
- Avoiding false expectations.
- Providing support in a negotiation.

VALUATION FOR MANAGEMENT CONTROL AND INVESTMENT DECISIONS
Companies make decisions on a daily basis that impact the value of their assets and need information for decision-making. For this reason, this service is aimed at a permanent update of the value of assets, including machinery, real estate, companies, etc., which allows the impact of operational development to be measured and serves as a tool for making investment or disinvestment decisions. Some examples of applications: when a machinery restoration is budgeted that exceeds the value it would add to the equipment and that would eventually be worth selling and replacing with new equipment, or when the evolution of the value of a company needs to be measured annually to inform shareholders and guide strategic decisions.
What does it include?
- Purpose analysis.
- Asset identification and market analysis.
- Detailed valuation report.
Main benefits:
- Support decision-making.
- Inform stakeholders.
- Optimize the use of (financial) resources.

VALUATION FOR ASSET REVERSAL
At the end of concessions and other rights of use, it is important to estimate the value of the asset that reverts to its owner. Sometimes this reversion value must be determined before the transfer begins, and this value affects the transfer contract itself; while in other cases the value at the time of the reversion is needed, whether for transactional, tax or regulatory compliance purposes.
What does it include?
- Purpose analysis.
- Asset identification and market analysis.
- Study of the current or projected status of the asset.
- Detailed valuation report.
Main benefits:
- Supporting transactions.
- Projecting the asset impact of the reversal.
- Tax and legal compliance.
